Mr. Gutiérrez-Teissonniere is a member in the Corporate Department concentrating in real estate, land use and general corporate matters. He joined O’Neill & Borges in 2012 and has been in the private law practice since 2008.
Gilberto focuses his practice on real estate, project development and finance and land use and entitlements. Gilberto regularly represents major asset management companies in the management, leasing, development and disposition of assets, including, but not limited to, portfolios of commercial and construction loans with an aggregated unpaid principal balance of approximately two (2) billion dollars. He also regularly represents clients in the acquisition, management, leasing, development and disposition of real estate assets, including commercial and construction loans and real estate asset portfolios. Gilberto has substantial experience in structuring master development restrictive covenants, condominium and condo-hotel regimes and legal compliance.
His previous work experience includes performing environmental / permit coordination and project management for public and private projects around Puerto Rico and the U.S. Virgin Islands, while working at one of the most respected engineering and architectural firms on the island (CMA Architects & Engineers LLC) from 1995-2008. His experience with federal and local laws and regulations that relate to real estate, land use and endorsement and permitting requirements allows him to counsel clients involved in tourist, commercial, residential and industrial developments. He has conducted several due diligence reports for commercial, residential-tourist and industrial real estate acquisition transactions in Puerto Rico and has been responsible for the permitting and environmental planning/coordination of several major resort developments in Puerto Rico, with an approximate total of over 18,000 residential, condo-hotel and villa units, 3,000 hotel rooms, golf courses and other related facilities.
